  cleaning), priced by the room: $50 per room (a room is up to 15×15 ft).
  Add-ons: pet / microbiology-oil treatment +$25/room; Scotchgard protector
  +$25/room; pet-urine pad flush $30 per 3×3 area (found first with a blacklight).
- /services/tile-grout-cleaning — High-pressure hot-steam vortex extraction, then
  a real penetrating sealer. Manmade tile (ceramic/porcelain) is $1.50/sq ft,
  cleaned and sealed. Permanently stained grout is fixed with grout repair,
  matched to the clean grout.
- /services/upholstery-cleaning — Fabric-specific cleaning; the W/S/X cleaning
  code is checked before anything touches the piece. Priced by photo (every piece
  is a different fabric, size, and condition). No fixed per-piece rate.
- /services/pet-odor-removal — Severity-matched pet-urine protocol with UV
  blacklight inspection; the pad is flushed where urine has soaked in ($30 per
  3×3 area, part of carpet cleaning). Once urine reaches the pad and subfloor,
  treatment is a serious attempt, not a guarantee. Microbiology oils on walls,
  doors, and doorjambs are treated too — the smell that blooms with heat/humidity
  is in the surfaces, not just the carpet.

  standard, $2.50/sq ft with enzyme treatment for animal contamination, $3.00/sq
  ft with Scotchgard reapplied. Same careful process for a synthetic runner or a

  first mattress (queen), $89 each additional on the same visit.

## Why Spiker (plain-language authority content)

### Hot water extraction is the manufacturer-recommended deep clean
Shaw, the largest US carpet manufacturer, recommends hot water extraction
(commonly called steam cleaning) and requires proof of periodic professional
cleaning to keep the carpet warranty valid, using CRI Seal-of-Approval equipment.
The IICRC S100 standard names hot water extraction the most effective deep clean.
Quick-dry methods (bonnet, encapsulation, dry shampoo, rotary-pad) can leave
residue and cause permanent greying (microabrasion, tip-bloom).

### Embedded soil is the real damage
Household soil is jagged sand and mineral grit. Every footstep grinds it into the
fibers, causing microabrasion and tip-bloom — the dull "greying" that stays after
cleaning. That's fiber damage, not surface dirt. Regular hot water extraction plus
Scotchgard re-application is what interrupts the cycle.

### Pet urine is a contamination problem, not a smell problem
Urine soaks through fiber into the pad and sometimes the subfloor, then off-gases
when the house heats up or humidity rises — fine in spring, unbearable in July.
Spiker maps every deposit with a UV blacklight, isolates it, and flushes the pad
before cleaning so it isn't spread. Deep pad/subfloor contamination is an honest
attempt, not a guarantee.

## Grout sealing — the honest answer
Spiker deep-cleans the grout, applies a clear penetrating sealer that soaks in
(nothing on top to peel), and does real grout repair where grout is permanently
stained. Surface coatings are not offered: anything sitting on top of grout rather
than soaking into it peels within a year or two and traps the customer in annual
re-dos.
