Owner-operated vs the big national carpet franchises
The big national franchises use legitimate hot water extraction (commonly called steam cleaning), but the work is done by rotating crews on a national playbook, and published dry times often run many hours. An owner-operated local cleaner uses the same core method with a proper acid rinse, treats deep pet urine at the subfloor, and sends the owner to every job.
Who actually shows up
The largest names in this trade built their reputation on hot water extraction, and it is a legitimate method. The real differences come down to who does the work and how completely it gets done.
A national operation sends whichever crew is scheduled that day. With an owner-operated company the owner does the work — the person whose name is on the truck and whose reputation rides on every job in a town where he lives.
The acid rinse
High-volume operations move fast, and the acid rinse is the step most often lost to speed. It is what neutralises the carpet and pulls leftover cleaning residue back out.
Residue left behind is sticky, and sticky attracts soil, so the carpet resoils within weeks and the owner blames the cleaning. Spiker does not skip it, which is the difference between a clean that holds and a clean that looks fine on the day.
Deep pet urine
A standard surface pass — even a good one — does not reach urine that has soaked through the backing into the padding and the subfloor. That is not a criticism of anybody’s crew; it is where the liquid went.
Spiker injects enzyme treatment into the pad at around 700 to 800 PSI to saturate the pad and the subfloor beneath, then flushes until the recovery water runs clear. It remains an attempt and we never guarantee a result on pet urine — the complete fix is replacing the pad and sealing the subfloor, which Spiker does not do.
Drying
Extraction quality is measured by how much water comes back out, not by how much went in. Strong recovery leaves carpet damp rather than soaked, and it dries in four to eight hours with airflow.
Spiker recovers through a Competitor 4007 tri-lobe blower moving 400+ CFM on 100 feet of two-inch hose, from a HydraMaster Titan 575 running 4.0 GPM at 1,200 PSI and 230-250 degrees F.
Which one you actually want
The big franchises are a perfectly reasonable national option, and if you want a national brand that is what they are for.
