Tile & Grout Cleaning in Lodi, CA

Grout is porous. That means it does not get dirty on the surface — it darkens from the inside, and a mop makes it worse by pushing the dirty water back down into it. Cleaning it properly takes pressure and extraction, not scrubbing. Spiker starts at $1.50 a square foot with a $200 minimum, and the price is confirmed in person before any work starts.

Why your grout went dark

Grout is porous. It is not a sealed surface, it is a sponge with a hard face on it.

Everything that lands on your floor works its way down into it — cooking grease, foot traffic, the film off a mop bucket. The tile stays looking fine. The grout lines go from light to grey to almost black, and they do it slowly enough that most people do not notice until they see a photo of the room.

Why mopping makes it worse

A mop does not remove anything. It moves dirty water around and then pushes it down into the grout line.

Every mop pass loads more soil into the porous part. That is why a floor that gets mopped twice a week often has darker grout than a floor that gets mopped twice a month.

What actually cleans it

Pressure and extraction. Not a brush, not a mop, not a steam mop.

The chemistry has to sit long enough to release what is bonded down in the pore. Then it takes high pressure to break it loose and a vacuum to pull it back out of the floor instead of leaving it to settle again.

That is the whole difference between a grout line that comes back and a grout line that looks clean for a week.

What we can and cannot do

Grout that is dirty comes back. Grout that is stained — where something has permanently dyed the cement — may not. Grout that has cracked, crumbled or washed out is a repair job, not a cleaning job.

Lodi

We have been cleaning floors in Lodi since 2013, owner-operated, out of Galt.

Older homes near downtown, newer builds on the edges of town, and everything in between. Orchard and vineyard dust gets into everything out here, and it ends up in the grout line the same way it ends up in carpet.

Frequently asked questions

How often should tile and grout be cleaned?

Most floors do well on twelve to eighteen months. Kitchens and entryways that take real traffic are closer to annually. A floor that has never been done is usually worse than the owner expects.

Will the grout go back to the original colour?

Usually it goes back close. How close depends on how long it sat and whether anything permanently stained it. We will tell you what to expect before we start rather than after.

Do you seal grout?

Ask when we are there and we will tell you honestly whether your floor needs it.

Can I just use a steam mop?

A steam mop cleans the tile face. It does not have the pressure to break soil loose in the pore or any way to extract it, so what it lifts settles back down.

Is it the same price in Lodi as everywhere else?

Yes. $1.50 a square foot, $200 minimum, every city.
