How often should tile and grout be cleaned?
Tile should be cleaned regularly at home, but professional tile and grout cleaning is generally needed every one to two years, sooner in kitchens, entryways and high-traffic areas. The real signal is the grout: once the grout lines look noticeably darker than the tile, grime has built up in the pores.
Watch the grout, not the tile
Ceramic and porcelain have a hard glazed surface that soil sits on top of. Grout is a cement product full of tiny voids, and soil, grease and dirty mop water sink into them and stay.
That is why the grout line rather than the tile is what makes a whole floor look bad, and why it is the honest indicator of when the floor is due.
Mopping is feeding it
A mop pushes dirty water across the tile face and into the low grout line, where it sits and dries. The tile looks clean for an hour and the floor looks worse the next day.
Residue-based cleaners make it worse still. Anything that leaves a scent behind leaves a film behind with it, and that film turns tacky and holds every bit of soil that crosses the floor.
And the clock on it is real
The longer a floor goes, the thicker the buildup gets, until cleaning it stops being cleaning and turns into stripping it back off.
Grout is porous the whole way through, so barefoot oils, mop residue and animal oils soak in and stain from the inside. Wait two or three years past installation and expect it to look new again, and you are fooling yourself — which is why the timing of the first clean and seal matters more than anything done later.
