Why does grout get dark and dirty?
Because it is porous and mopping actually feeds it. A mop pushes dirty water into the low grout lines, depositing grime into the pores every time. The dark colour is trapped grime rather than a stain in the tile. Flushing the pores with pressure and extracting the grime restores the real colour.
Grout is concrete and sand
It is porous the whole way through rather than glazed like the tile beside it. Body oils, mop residue and the microbiology oils animals leave behind all soak down into it and stain it from the inside.
So what you are looking at is not on the surface waiting to be wiped. It is in the material.
Which is why a mop cannot win
A mop moves dirty water across the tile face and into the lowest point on the floor, which is the grout line. Every pass deposits a little more.
That is the whole reason a floor can look dirtier the day after mopping than before it: the tile face is clean and the grout has absorbed what came off it.
What actually takes it out
Pressure and simultaneous extraction. A spinner tool combines high-pressure hot water with immediate vacuum recovery, so the soil comes up and out rather than being pushed around.
On manmade tile the sequence is an oxygenating cleaner scrubbed into the lines, real dwell time, high pressure and hot steam, then an acid rinse to bring the floor back to neutral, then sealer. That is a different physical process from anything achievable with a mop, a brush or a rental machine.

Usually much better, sometimes not new. Grout stained for years, sealed over while dirty, or damaged has a ceiling — and we tell you where that ceiling is during the inspection rather than after.
Trapped grime in the pores in most cases, not a stain in the tile. That is why flushing the pores works where surface cleaning does not.
A penetrating sealer slows it considerably by keeping liquid out of the pores. It has to go onto clean grout — sealing dirty grout locks the soil in, which is worse than not sealing.
