What is actually happening

Cleaning solution is designed to hold soil in suspension so it can be pulled out. If the extraction does not recover it, the detergent dries in place still doing its job — holding onto whatever touches it. The giveaway is timing and location: the traffic lanes darken again within days to weeks, and they darken faster than they did before the cleaning. Low-moisture and shampoo methods leave the most behind because there is little or no rinse step; a rushed extraction leaves it too, because the recovery pass is the half that gets hurried when someone is pricing by speed. It is also why a cheap clean can genuinely leave carpet worse than it was: you have added a soil magnet to it.

How you prevent it

Ask what the rinse step is before anyone starts. Hot water extraction recovers what it puts down, and a neutralising rinse takes the pH back down so nothing is left behind holding soil. If carpet re-soiled quickly after its last clean, say so at the inspection — that residue can be flushed out, and the fix is a proper rinse rather than another coat of anything.

Because something was left in it. Detergent that is not fully rinsed out stays in the pile as a sticky residue, and that residue grabs soil from every shoe that crosses it. The carpet is not attracting dirt because it is worn — it is attracting dirt because it is tacky. A properly rinsed carpet does not re-soil in a fortnight.
