Saturated subfloor swells and holds odour that no topical treatment can reach. At that point the correction is removing carpet and pad, sealing the subfloor with an odour barrier such as a pigmented shellac-based primer, and starting over. Two-story homes are worse because upstairs is wood subfloor, which absorbs. That is construction work, and Spiker does not do it — we are a cleaning company. What we do is a flood and flush, which is a real attempt at the problem and resolves many of them, though never a certainty.
What is actually happening
This is the most expensive failure mode in residential carpet, and it is entirely preventable with six-monthly inspections. Repeated marking against walls also swells baseboards and wicks into sheetrock. Do not pay for removal and sealing while the same animals are still marking. Until the source is resolved a flood and flush is the right call, because it buys time.
How you prevent it
Keep animals off the second floor. Inspect every six months. Own a blacklight.
